Unexpected issues! What could they be and how do we address them?

Unexpected issues can arise in any flooring project, especially when working in existing homes. It’s important to understand where these challenges come from and how we handle them.
The most common unknown is what lies beneath existing carpet. In many cases, we uncover hardwood floors that have simply been neglected—often covered in paint splatter or surface damage. However, there are times when we find more significant issues. Walls may have been moved, leaving areas with missing flooring. Openings may have been cut into the floor for lighting or plumbing changes below. In some cases, boards may be damaged, missing entirely, or improperly repaired over the years.
Another situation can occur during the removal of kitchen cabinets or islands. Often, flooring was never installed underneath these areas. If the layout is changing, we may need to install and carefully weave in new flooring to create a seamless look.
We also occasionally discover damaged or deteriorated boards around radiator covers. Over time, small leaks or consistent steam exposure can cause the wood to become soft, discolored, or structurally compromised. In these cases, replacing the affected boards is necessary to properly support the radiator and ensure it continues to function as it should.
During the sanding process, our equipment can also reveal hidden weaknesses in the floor. Heavier sanding machines may cause compromised boards to flex—this is more common in older homes, especially those without a proper subfloor. Depending on the situation, we may be able to secure the board, but in some cases, replacement is the best long-term solution.
Above all, our approach is centered around clear and consistent communication. If we encounter anything that was not anticipated, we will immediately bring it to your attention. From there, we will walk you through your options—often there is more than one solution—and clearly explain any cost adjustments, whether that means an increase or even a reduction.
